In 1997 I founded my company because I wanted to approach Real Estate in a manner different from the large Real Estate companies in Denver. Since my background was in the service industry , I made a conscious decision to do limited advertising to attract new clients. Instead I would rely primarily on word of mouth and referrals to attract new business. The result of this method is that I work with fewer clients than the average realtor, but my success rate is much higher. Using this method I am able to spend more time with each client. Since I rely on referral business, it is crucial to my continued success that my clients are not just happy with my service but are pleased enough that they are comfortable to pass my name on to others who need assistance in finding a property.
Although Perfect Properties is a small boutique firm it does possess every tool available to the larger companies in Denver. I belong to the Denver Metro Association of Realtors , The Colorado Board of Realtors and the National Board of Realtors. I subscribe to the Denver M.L.S. and have access to the Boulder and Mountain data base systems. My technological equipment is higher in caliber than many of the larger companies.
I am very proud of my property listing record. My listings consistently sell in fewer days than the average days on the market for the area and for top dollar. My listings are successful for three reasons: research, seller preparation and a targeted marketing plan. I carefully research my listings. I don’t rely solely on printed M.L.S. data for determining a price for my listings. I take the time to go and look at all of the competition for myself to ensure that my listings are competitive so that my clients get the best price for their property and in a timely manner.
I work with my sellers to prepare their property for sale. I go room by room with my sellers and help them to view their home with the eyes of a prospective buyer to make it as attractive as possible to perspective buyers so that it will stand out in a market glutted with ill-prepared listings. Finally I create a marketing plan that is targeted to sell your property, not to market myself. I carefully describe the important details of your property in the M.L.S. system to highlight the important features that will attract buyers to your property. I include the maximum number of photos allowed in the system on the day it is entered in the system, and I include virtual tours so that buyers take notice of your property. I provide you with full-color multi-picture brochures that include all pertinent information for your property. My properties are extensively advertised on the internet on sites including Realtor.com and REColorado.com. This combination of research, preparation, and targeted marketing has proven to be extraordinarily effective.
